November 2026 Property Market Update

Spring’s main selling season is drawing to a close across Adelaide, and the data confirms what agents have been reporting on the ground for months: this spring has been slower and more cautious than the two that came before it. With the Reserve Bank’s next rate decision due this week and the usual pre-Christmas settlement rush about to begin, now is the moment for anyone mid-transaction to make sure their paperwork, not just their price, is in order.

MARKET SNAPSHOT: A SIXTH STRAIGHT MONTHLY FALL, NATIONALLY

Cotality’s Home Value Index shows national dwelling values fell 1.1% in September 2026, the sixth consecutive monthly decline, leaving annual growth at a flat 0.0%. The national median now sits at $899,236, 5.2% below the March 2026 peak. Cotality reported that 97% of capital city suburbs recorded a fall over the three months to September, up from 93% the month before, with seven of the eight capitals down and Darwin the only riser (+0.4%). PropTrack’s Home Price Index told a similar story, with national prices down 0.2% in September, the second straight month of falls at that pace, and annual growth easing to just 0.1%.

ADELAIDE CONTINUES TO LEAD THE DOWNTURN

Adelaide recorded the largest capital-city fall of any market in September on both major measures. Cotality put the monthly decline at 1.3%, a second consecutive fall above 1%, leaving the city’s median dwelling value at $928,560, down 2.9% from its May 2026 peak and down 2.7% over the quarter. PropTrack recorded a 0.6% Adelaide fall for the month, also the steepest of any capital, and 2.5% below the May peak. Even so, annual growth in Adelaide remains comparatively strong at 6.5%, a reminder that this is a correction from a position of real strength rather than a market in genuine distress. Auction clearance rates across the combined capitals sat at 49.1% for the week to 20 September, well below the 71.6% recorded a year earlier, and vendor discounting has widened to 4.2% over the three months to August, from 3.0% a year ago.

RBA DECISION DUE 3 NOVEMBER, RATE HOLDS AT 4.60% UNTIL THEN

The cash rate has sat at 4.60% since the Reserve Bank’s fourth rise of the year on 29 September, its highest level since 2011. The Board’s next decision is due at 2.30pm on Tuesday 3 November, following this month’s meeting on 2 and 3 November. Whatever the outcome, anyone with a finance clause due to expire around that date should already have checked in with their lender, since an unexpected hold or rise this close to signing can change what a bank is willing to approve.

WHAT A SLOWER SPRING MEANS FOR YOUR CONTRACT, AND YOUR CHRISTMAS DEADLINE

– Buyers who want to settle before the Christmas break should lock in a settlement date now. Banks, search agencies and the Lands Titles Office all slow down in the final weeks of December, and a contract settling too close to the holidays risks being pushed into January.

– Sellers negotiating a longer settlement to buy themselves time should put the date in writing as a special condition, not a verbal understanding, so there is no dispute if circumstances change.

– With vendor discounting widening, buyers have more room to negotiate on terms as well as price, including building and pest inspection periods and settlement timing.

– Anyone with a finance clause nearing its expiry around the 3 November RBA decision should confirm their approval still stands before that date arrives.

WHY CONVEYANCING MATTERS AS SPRING WINDS DOWN

At Eastern Conveyancing, late spring is when we see the most settlement dates clustering together, as buyers and sellers alike try to finalise before the Christmas and New Year slowdown. We review contracts, Form 1 statements and finance clauses early, so a tight timeline does not turn into a missed settlement.

FINAL THOUGHTS

November 2026 is shaping up as the month the spring selling season’s slower pace meets the pre-Christmas settlement rush, a combination that rewards buyers and sellers who get their paperwork sorted early rather than late. Whichever side of a transaction you are on, the fundamentals remain the same: understand your dates, read your contract carefully, and get advice before you sign.
