October 2026 Market Update

October 2026 Property Market Update

Spring continues across Adelaide, but October opens on a property market facing a combination not seen so far this cycle: national home prices have now fallen for a sixth straight month, and the Reserve Bank has just raised interest rates for the fourth time this year. For anyone buying, selling or settling property in South Australia, that mix changes what good preparation looks like.

MARKET SNAPSHOT: A SIXTH STRAIGHT MONTHLY FALL, NATIONALLY

PropTrack’s Home Price Index shows national home prices fell 0.2% in September 2026, the sixth consecutive monthly decline. National prices now sit 3.3% below the March 2026 peak, with annual growth slowing to just 0.1%. Cotality’s Home Value Index told a similar story a month earlier, recording a 0.9% national fall in August, the fifth straight monthly decline, with values down 3.1% over the quarter and 2.7% over the year to a national median of $912,885.

ADELAIDE LEADS THE DOWNTURN

Adelaide recorded the steepest monthly fall of any capital city in September, down 0.6% according to PropTrack. Over the past three months, Adelaide prices have fallen at an annualised rate of 8.6%, outpacing Brisbane (7.9%) and Perth (7.4%). Cotality’s August figures showed a similar trend, with Adelaide values down 0.8% for the month, though still 8.6% higher over the year to a median dwelling value of $937,207. PropTrack economist Eleanor Creagh has pointed to Adelaide having led the last upswing as part of the reason it is now leading the correction, with higher rates weighing on borrowing capacity and buyer demand just as spring listings arrive. Cotality also noted that homes are taking longer to sell, auction clearance rates have held below 50%, and vendor discounting has widened from 3.3% to 4% over the past three months.

RBA LIFTS THE CASH RATE TO 4.60%, FOURTH RISE OF 2026

The Reserve Bank’s Monetary Policy Board raised the cash rate by 0.25 percentage points to 4.60% at its meeting on 28-29 September, the fourth increase this year. The Board said inflation “remains elevated” and that some of the upside risks flagged in August are materialising, pointing to higher global energy prices and domestic capacity pressures, and judged that “a further tightening in financial conditions is warranted” to bring inflation back to target. The Board’s next meeting is scheduled for 2-3 November 2026.

WHAT A RATE RISE IN A COOLING MARKET MEANS FOR YOUR CONTRACT

This combination, prices falling while rates rise, is unusual, and it carries real implications at the contract stage:

  • Buyers who obtained pre-approval before 29 September should confirm their borrowing capacity still holds at the new rate before making an offer, since approved amounts can be reassessed by lenders.
  • Finance clauses deserve close attention. If a lender’s assessment or the amount approved changes between signing and settlement, the contract needs to say clearly what happens next.
  • Sellers should be realistic on price given discounting has widened, and should have a current Form 1 (Vendor’s Statement) ready so a sale isn’t delayed once a buyer is found.
  • Longer selling times give both sides more room to negotiate settlement dates and special conditions, not just price.

WHY CONVEYANCING MATTERS HEADING INTO NOVEMBER

With another RBA decision due 2-3 November, and spring listings continuing to build, the gap between what a contract says and what actually happens if circumstances change is exactly where good conveyancing earns its keep. At Eastern Conveyancing, we review contracts, Form 1 statements and finance clauses before you sign, so a rate change or a slower sale doesn’t turn into a dispute.

FINAL THOUGHTS

October 2026 is shaping up as a market where price growth has stalled, and borrowing costs have risen at the same time, a combination South Australian buyers and sellers haven’t faced for some time. Whichever side of a transaction you’re on, the fundamentals remain the same: understand your dates, read your contract carefully, and get advice before you sign.
